Role Overview 

As the Area Vice President, you'll have a big mission. You will be responsible for assuring the Company's standards are achieved and excellent customer service is delivered. You also understand the value of taking a moment to express gratitude to the village that helped to make it happen. As you can likely tell, 'how' things are done matters just as much as ‘what' is done here at B.HOM.  

Key Responsibilities 

  •  Prepares annual budgets and financials for each community within the region, review monthly financial statements, budgetary concerns, financial issues, and ensure communities stay within budget guidelines; Assists with identifying and analyzing capital expenditure programs and communicate with investors on relevant issues.
  • Hires, trains, supervises, develops, and leads a team of Area VPs/Regional Managers in accordance with company policies, procedures, and directives; conducts performance evaluations on supervised employees.
  • Regularly monitors the performance of all properties, proposing recommendations for improvements; effectively manage portfolio by evaluating cost savings, purchasing, income productivity, ancillary income, utilities and industry standard operation costs; reviews capital expenditures and budgetary concerns.
  • Works on due diligence, new acquisitions, and candidates for refinancing in conjunction with the appropriate departments/teams; Coordinates all tax assessments and appeals, loan applications, and insurance policies.
  • Ensures the initiation and management of all core business processes at communities including review of leasing and marketing strategies, and physically inspects communities within the region monthly to propose improvements/upgrades and address issues requiring corrections.
  • Maintains communications with Owner or Owner's representatives and BHOM.
  • Travel 50% or as needed to meet business need.
  • Other duties as assigned.

 

You Have  

  •  7 years of previous Property Management experience and understanding of campus departments and on-campus housing
  • Proficient in MS Office Suite and strong computer technology skills
  • Previous experience managing a team with demonstrated leadership/mentoring skills
  • Experience in preparing/analyzing financial data, budgets and market surveys
  • Strong verbal and written communication and presentation skills
  • Ability to thrive in a fast-paced and very competitive environment
  • Ability to work with a diverse group of people and customers
