Role Overview 

As the Director of Sales and Marketing, you'll have a big mission. Your mission if you chose to accept it will be to generate leads, sell, and renew apartment leases in accordance with company and Fair Housing guidelines. You will be responsible for assuring the Company's standards are achieved and excellent customer service is delivered. You also understand the value of taking a moment to express gratitude to the village that helped to make it happen. As you can likely tell, 'how' things are done matters just as much as ‘what' is done here at B.HOM.  

Key Responsibilities 

  • Develop and execute the annual sales and marketing strategy to achieve occupancy, pre-lease, and revenue goals across the portfolio.
  • Analyze market trends, competitor activity, and student housing demand to inform pricing, positioning, and campaigns.
  • Partner with executive leadership to align sales/marketing initiatives with company growth objectives and long-term vision.
  • Drive pre-lease velocity by setting sales goals and KPIs for regional/property-level teams.
  • Implement lead management systems (CRM, property management software, etc.) to ensure consistent follow-up and conversion tracking.
  • Partner with Operations to monitor occupancy, rental rate growth, concessions, and retention strategies.
  • Support on-site teams with leasing best practices, training, and sales incentives.
  • Oversee the creation, management, and measurement of digital, print, and social media campaigns.
  • Ensure consistent brand identity across all properties, websites, social channels, and collateral.
  • Manage SEO/SEM, digital advertising, email campaigns, geofencing, influencer partnerships, and grassroots marketing strategies tailored to students and parents.
  • Lead content development: property websites, virtual tours, blogs, and community engagement campaigns.
  • Evaluate and manage marketing vendors, agencies, and platforms to optimize ROI.
  • Directly manage a corporate-level sales and marketing team (e.g., sales and leasing specialists).
  • Provide leadership and mentorship to regional and property marketing/leasing managers.
  • Facilitate regular training sessions, webinars, and workshops to ensure staff are equipped with the latest sales and marketing techniques.
  • Establish accountability through performance metrics, dashboards, and regular reporting.
  • Build and maintain relationships with universities, student organizations, and community partners to enhance visibility and reputation.
  • Support property teams with campus engagement strategies (events, sponsorships, tabling).
  • Ensure properties maintain strong referral pipelines through partnerships with student influencers and organizations.
  • Create standardized reporting dashboards to track occupancy, leads, traffic sources, conversion ratios, and campaign ROI.
  • Deliver regular updates to executive leadership on portfolio performance, opportunities, and risks.
  • Use data-driven insights to adjust strategy quickly in response to market changes.

You Have  

  • Bachelor's degree in Marketing, Business Administration, Communications, or related field preferred; extended experience can offset degree.
  • 7–10+ years of progressive sales and marketing experience within student housing, multifamily, or related real estate sectors.
  • Proven success managing sales/marketing operations across a multi-site portfolio of 20+ properties.
  • Strong knowledge of digital marketing tools, CRM systems, property management software, and leasing technologies.
  • Strategic thinker with the ability to translate vision into actionable plans.
  • Deep understanding of student housing leasing cycles and trends.
  • Expertise in digital marketing, lead generation, and brand positioning.
  • Strong leadership, communication, and presentation skills.
  • Ability to analyze data, identify trends, and make informed decisions.
  • Comfortable with a fast-paced, high-growth environment requiring travel (20–30%).
